With gulf views, this one-story beautifully decorated 3 bedroom 2 bath duplex is brand new and ready for guests to enjoy. The property also has ample parking, so bring your boat and enjoy some of the Gulf's amazing fishing or set out for a sunset cruise.

Mexico Beach stores and restaurants are less than a one-minute walk. Start your day enjoying a specialty coffee and delicious breakfast at Caribbean Coffee, enjoy lunch at the ever-popular Crazy Beach Pizza, do some shopping in the unique, locally-owned shops next door, and take some time to pamper yourself at the White Sands Salon & Boutique. Round out the day walking a few blocks to Killer Seafood for some Gulf fresh seafood along with their famous Killer Simmerin' Sauce.

Just a Breeze Away offers an open concept, light and airy, living and kitchen area with plenty of room to entertain and relax with friends and family. The spacious master suite features a king-sized bed, a large closet, and a private bathroom. The guest bedrooms are also very roomy. One has a queen-sized bed, and the other has a double bottom bunk and top twin bunk. A full guest bathroom is conveniently located between the two.

Approximately 600 feet away from this coastal home, you'll find yourself in the pristine blue water of the Gulf of Mexico with miles and miles of sugar-white sand. Whether you enjoy combing the beach for shells, snorkeling, kayaking, sunbathing, surfing waves, fishing, or taking a leisurely stroll along the shoreline, you'll spend hours of fun while soaking up the sun. In nearby Port St. Joe, venture out to enjoy shopping, galleries, entertainment, and restaurants. Less than five minutes away is St Joe Beach where pets and bonfires are welcome! For the fishing enthusiast, launch your boat at the nearby Mexico Beach Marina boat ramp and take in some first-class fishing, or book your family on a fishing charter day trip out on the water to catch your dinner.

This home comes with everything you need! All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. We also provide an initial supply of paper towels, toilet paper, garbage bags, dish soap, bath soap, laundry detergent, fabric softener, and dishwasher detergent.

Some of our properties typically have beach gear (chairs, umbrellas, toys, etc.) on site. However, there is no guarantee as these items tend to come and go throughout the year.

Minimum age limit to rent this home is 25 years old.

A signed Rental Agreement is required upon booking.

Monthly rental rates available for the winter season. Please send a message to property manager if you are interested.

CANCELLATION POLICY: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.

Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.

Our beautiful area has been under reconstruction since Hurricane Michael in 2018. We have come a long way since then, but there is still a considerable amount of new construction going on in the area. While we strive to give you an accurate representation in our photos, we cannot guarantee that new construction near your rental hasn’t begun since our photos were taken.

Awesome stay! Great location. Literally a two minute walk to the beach. The property was like new with super comfy beds and spacious bathrooms. Kitchen was well stocked, and the place was ultra clean. The outdoor shower was nice too. We will definitely return.

We really enjoyed our stay and was greeted by a large black bear on our final night. He was going through the neighbors trash. All in all, the unit is very nice snd we really enjoyed the proximity to the beach and small shops.

Thoroughly enjoyed staying at this property. We stayed in the A unit back in March but it wasn’t available but the B unit was… We found the same spotless beautiful inside. We always enjoy coming to Mexico Beach. This location is close to the shops as well as several restaurants and is in a quiet neighborhood… I would highly recommend this location when traveling to the Mexico Beach area!!

This property was very clean and perfectly located right across the street from the beach. It probably took 2 minutes to walk from the porch until we hit sand. You do have to walk across the main road, but most all of the drivers are very courteous and will stop and wave you on to go across. Coffee in the morning was a 30 second walk on the same side of the street as the house. Check out time was a bit early for us but overall, we had a great time and will certainly be back!

We absolutely loved our stay! The space was sparkling clean, and we didn’t hear the other family staying next door at all. We also loved all the tips for local places to eat, shop, and more. That was really well put together! Mexico beach is an amazing place to stay, and the beach is gorgeous! There was a small black bear that liked to go through the trash at night on trash day, but he always ran away when he heard us. Overall it was an amazing stay, and we would definitely come back again!

We had a wonderful family getaway. The property was clean and well kept. it was easy access to the beach. It has all the basic amenities that you would need. There’s a few beach chairs there but I would recommend bringing your own wagon to bring things down to the beach because it’s a busy road to cross and with kids and all the bags a wagon would have been helpful. The place is within walking distance to a couple of restaurants, shell shack and the general store. It was very convenient for buying those extra items that we forgot at home!

I had a wonderful stay at "Just A Breeze Away". This beautiful gem by the sea feels like home away from home. It is very quiet and cozy. All of the furnishings are new, and the house is immaculate. I love the sparkle quarts in the bathroom! The beach is just a few steps from the driveway. There are tons of local dining options nearby, my personal favorite is Mango Marley's and the Uptown Raw Bar. The beach has an amazing view of Cape San Blas! You feel like you are looking at an island. I can't wait to return!

We have been going to Mexico Beach for years and love the beautiful beaches that are quite, never crowded and fantastic for walking and playing in the water. The sunsets are sensational. We have enjoyed the opportunity to stay at Just a Breeze Away twice already in 2020 and found it to be Very Comfortable and convenient to everything. Both sides are well furnished, spacious and nicely decorated. You can see the beach from the front yard and is it literally a minutes walk away. Having a front porch was also nice plus to be able to sit out in the morning and watch the sun rise while enjoying a cup of coffee. I though the outdoor heated and enclosed shower to be a nice amenity allowing you to rinse off in style without even going inside! There are numerous parks, bike and boat rental near by so you never run out of things to do. I will be going back to Just a Breeze Away many times in the future. You should too!
