Area information:
When you are ready to hit the beach you will find miles and miles of natural beauty for you to explore. Grab a pole and go shore fishing, stroll on the beach looking for shells, splash in the refreshing salt water, relax and soak up some rays, there is something for everyone.
Need a break from the beach? Set out on a venture to discover the local shopping, galleries, entertainment, and restaurants. In 15 minutes you can be in downtown Port St. Joe. Visit the historic lighthouses and museums. Venture a little further to Cape San Blas and ride horseback on the beach or take a trip over to St. Vincent Island for the day. St Joseph Bay offers some of the best inshore fishing in Florida, book a charter and bring in the fish tale of the day.
Parking: Carport
Pet friendly: This property is not pet-friendly and is an animal-free zone due to severe allergies. If you bring a pet to this home, an automatic charge of $500 will be imposed and/or you will be asked to vacate the home immediately.
Golf cart: No
Linens and supplies: All bed and bath linens are supplied, as well as all cookware, dinnerware and glassware in the kitchen. We also provide an initial supply of paper towels, toilet paper, garbage bags, dish soap, bath soap, laundry detergent, fabric softener and dishwasher detergent.
Beach gear and recreation equipment: Some of our properties include beach gear onsite (chairs, umbrellas, toys, etc.); however, there is no guarantee as these items come and go throughout the year.
Age requirement: Minimum age limit to rent this home is 25 years old.
Credit card fee: All payments are subject to a 3.25% credit card processing fee.
Rental agreement: A signed rental agreement is required upon booking.
Monthly rentals: SNOWBIRDS WELCOME! Monthly rental rates are available during the winter season, November through early March. Please contact Sunshine Vacation Rentals if you are interested.
Cancellation policy: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit card processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.
Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.
Area construction disclaimer: Our beautiful area has been under reconstruction since being struck by Hurricane Michael in 2018. While we strive to give you an accurate representation in our photos, we cannot guarantee that new construction near your rental hasn’t begun since our photos were taken.

The home was clean and tidy, and looked just like the photographs. The beach is just steps away. Don't worry about bringing or buying beach toys for the kids, they have a closet stocked with tons of sand toys, chairs, a great wagon and even fishing gear. Our family had a great time.

We really enjoyed our stay! The location to the beach was perfect. You actually felt like you were right on the beach. The view from the condo was great. The condo was clean and tidy and the location felt safe. We didn’t really cook any so I can’t comment on the supply of cooking utensils. The amount of beach items they had chairs etc was really nice but unfortunately we had brought ours with us. We would stay here again.

Great location. The beach was very quiet which was probably reflective of the time we were there. The stairs became a challenge by the end of the week but were a great daily workout. Would recommend this location. We will be back!

Staying at 7 Palms Unit C at Mexico Beach, Florida exceeded our expectations. The unit was excessively clean and so tastefully decorated. The kitchen was fully stocked and had everything we needed for cooking. We were amazed at all the beach equipment located in the outside room. We literally only needed bathing suits to be beach ready. They had chairs, beach toys, umbrellas, a wagon, and fishing poles and tackle. 7 Palms Unit C is by far the best place we have ever rented. It was 200 steps to the beach and in a great location. We will be back!

Mexico Beach, Florida, has been our beach destination for 30 years. The months of April/May are just perfect. Amy's place had everything we needed to enjoy our stay: beach chairs, fishing equipment, beach toys/rafts, and a beach cart to tote it all. There is plenty of parking, only 1/2 block to the beach. There are a lot of stairs with bedrooms on the 2nd level and kitchen/living on the top level. We are 70+, so getting groceries and bags upstairs is more of a challenge. Thank you, Amy, for a lovely place. We'll come back when there's an elevator!

I was surprised at how large the living, kitchen, and bedrooms were. Lots of places to sit rest eat and watch the Gulf from the balconies off of the bedroom and the living room. The kitchen was well stocked for any kind of cooking I wanted to do. Unfortunately there was not very many places to eat out at. took allot of daytrips to sight see and grab a great lunch at restaurants in the near by towns. I had everything I needed to fix a light dinner at night sit back watch the wave action on the beach or kick back and watch tv. The ability to park was super convenient well worth it

Our stay was great! My sister was recently diagnosed with cancer in May and this had been the perfect get away for our girls trip. The location and views were breathtaking. The condo was extremely clean and I loved all the house decor!

Our family had a wonderful stay at the 7 Palms beach house. We loved the location and views. We were able to walk a short distance to the ocean and enjoy the semi private beach access. We were so excited about renting this house! The pictures do not do it justice!! The views from the house are amazing and the very short distance to the beach is spectacular and so convenient! Would definitely rent this property again!

Had a great time with the family last week! Close to the beach, plenty of room for everyone, incredibly clean, and everything in “like new” condition! Restaurants close by (we loved Shipwrecked, The BrickWall, Uptown Raw Bar, and of course the ice cream-a side note-you are right on the Eastern/Central time zone line-so maybe consider that if trying to get to restaurants early). If I had to get picky, I’d love to see a cooking pot large enough to do a family sized low-country boil. Also, we were not able to locate the beach toys, wagon, etc. Anyone with mobility issues, may want to think about the stairs (3 levels). All in all, a great trip and we are planning to rebook for next year!

The place is exactly as described. Short walk to the beach, seems even closer than advertised. Plenty of pillows, blankets, beach toys, towels. Heads up - the kitchen is on the top floor so keep that in mind with groceries. You'll have to carry them up 2 flights of stairs but the view is well well worth it. I highly recommend renting!

To be blunt, I’d prefer to write nothing about our stay at last weekend at 2501, unit C in Mexico Beach. This was such a perfect accommodation for us, we truly don’t want other folks to know about it... we’d like it to stay just the way it is for the next time we’re planning to spend time at the beach. This home is just about as perfect as anyone could want in a two-bedroom accommodation. As we are very picky about the places we stay. Beautifully (and abundantly) decorated throughout, this home looks as though it was finished and put on the temporary rental market yesterday. The entire home is spotless – top to bottom. There are too many wonderful things about this place to point out, but if you can imagine needing it for a stay at the beach – very likely what you’re thinking of will be there – in volumes that are a surprise and delight: dinnerware, flatware, serving pieces, toaster, blender, pots, pans, microwave, dishwasher, storage containers of all sizes, washer, dryer, towels, sheets, blankets... TVs, internet, name it, it’s there. On top of this, in the outside storage room there is everything you need for a day on the sand for a family of four. Chairs, umbrellas, children’s sand toys, floats, a roller cart (no kidding – a cart for taking it all to the beach... approximately 100 yards from the door.) On top of all of this, Sunshine Vacation Rentals are absolutely super to work with. When we needed something – anything at all, a call or text was all that was necessary to receive a quick response and resolution. They’re a local company – so there’s no need to worry about someone trying to resolve issues for you from halfway around the world. This visit to Mexico Beach and Port St. Joe was just about as perfect as we could have imagined. I couldn’t recommend this home or Sunshine Vacation Rentals any more highly. As a very spur of the moment planned trip to the beach for a few days, this property was the absolute best. The decor was beautiful and the kitchen was stocked with everything we needed. The townhome is literally steps from the beach which was so nice. The utility closet was stocked with beach chairs which allowed us to leave ours at home. Crazy Beach Pizza is sour favorite for pizza, fish tacos and ice cream! We enjoyed combing the beach for unique shells. Thank you for a memorable stay!

This scape in Mexico Beach was truly a wonder! I got a little nervous as we approached the place and it was right by a highway and around construction. Despite of that, the noise was not bothersome as the “sea sounds” prevailed. With two kids under 4, being steps away from the beach was extremely convenient. The sea was clear and felt like a giant swimming pool with lots of sea life to observe. Kids also loved the candy and pizza places at walking distance. If you like the ‘low key’, ‘small town’ vibe, this place is for you. The house was nothing short of perfect. It looked brand new, was spacious enough for a family of 4, very clean, with lots of convenience items, great beach gear. On top of that, the thoughtfully picked decor and furnishing gave it an unique, high-end, ‘homey’ feel. Definitely a 5 star stay.

This place was just perfect for our family. From the beautiful interior decor to the stunning ocean views we were so wow'ed ! The location is perfect. The short walk to the beach is clean and easy to navigate with small kids or pulling the wagon. Centrally located to food & shopping, not to mention beautiful downtown Port St Joe is just a hop skip n jump ! pssst.. you MUST try Shoobies Ice cream , so good ! We traveled with beach gear, however upon settling in we discovered the storage closet had everything we could possibly need already available for us. This was our first visit to Mexico Beach and we can not wait to come back !! This place offers the perfect opportunity to unwind and relax and just watch the waves roll in. (FYI: The kitchen had everything we needed to cook including a gas grill for cooking out. ) <3 ~ The Roddy's
